Our Story

The foundation of RDR Facilities Partners was laid by a group of industry veterans who recognized the need for a more reliable, comprehensive, and client-focused facilities service in the commercial sector. We pooled over four decades of combined experience across general contracting, HVAC, and critical maintenance to create a single-source solution for property managers and owners. Our company was established not just to fix problems, but to prevent them through proactive partnership and expert asset management. We pride ourselves on maintaining a team of certified technicians who are highly trained and deeply committed to excellence. This experience allows us to anticipate challenges, execute repairs flawlessly, and manage complex projects efficiently. Ronald J. Perez

Ronald J. Perez brings over three decades of progressive experience in facilities operations, mechanical systems, and property maintenance across high-profile performance venues, production environments, and executive office facilities.


Beginning his career in New York City as a proud member of Local 30 of the International Union of Operating Engineers (IUOE), Ronald honed his expertise managing complex building systems in world-renowned institutions including Lincoln Center for the Performing Arts, where he maintained mechanical, HVAC, and life-safety infrastructure across multiple theaters, and the USTA Billie Jean King National Tennis Center, home of the U.S. Open.


Transitioning to corporate and industrial operations, Ronald served under JLL (Jones Lang LaSalle) at the Carrier Production Facility in Charlotte, North Carolina, overseeing both executive offices and production facility maintenance. There, he directed teams responsible for mechanical, electrical, and process-support systems, establishing preventive maintenance programs and reliability standards that reduced downtime and improved operational efficiency across manufacturing and warehouse operations.


As a licensed professional in commercial and industrial HVAC systems, Ronald combines deep technical proficiency with strategic operational oversight. His certifications and decades of field experience enable him to bridge the gap between hands-on technical work and executive-level facilities management.


Today, as a founding partner and Director of Facilities Operations at RDR Facilities Partners, Ronald leads service delivery across office buildings, production facilities, and residential associations throughout the Charlotte metropolitan area. His leadership is defined by precision, reliability, and accountability, ensuring every client benefits from a standard of excellence rooted in over 30 years of field-tested expertise.

Ryan M. Carbone

Ryan M. Carbone represents the next generation of excellence in facility operations, combining 10 years of hands-on experience with a legacy of family dedication to the building trades. As a third-generation building engineer and proud member of Local 94 of the International Union of Operating Engineers (IUOE), Ryan carries forward a tradition of technical mastery, professionalism, and operational precision. 


Ryan began his career in New York City, serving as a Building Engineer at the Alvin Ailey School of Dance, where he supported HVAC, mechanical, and building automation systems that sustain performance-critical environments for students and faculty. He later advanced to the One World Trade Center / Freedom Tower Retail & Transit Center, contributing to daily operations within one of the world’s most sophisticated mixed-use vertical facilities. 


Relocating to Charlotte, North Carolina, Ryan brought his experience to high-profile commercial and medical properties, serving as a Building Engineer for the Deloitte Building in Uptown Charlotte and later as a Building Engineer and Facilities Maintenance professional within the Health Care Realty portfolio. Across these roles, he strengthened capabilities in preventive maintenance, diagnostics, tenant service, life-safety systems, and energy efficiency initiatives. 


Now a partner at RDR Facilities Partners, Ryan blends union-trained expertise with modern building automation proficiency and a client-centered approach. He advances RDR’s commitment to precision, reliability, and integrity across office, healthcare, and mixed-use facilities throughout the Charlotte metropolitan area.
